The PetroMax Gas Station Portfolio consisted of five convenience store and fuel station properties strategically located throughout East Texas. The portfolio was anchored by long-term, 15-year absolute NNN leases with Exxon-branded operators, providing stable cash flow and minimal landlord responsibilities throughout the hold period.
The investment began with the acquisition of a high-performing convenience store in Dawson, Texas, which operated as the only gas station within the immediate trade area. The property was acquired directly from the operator and structured with a long-term absolute NNN lease designed to provide durable income stability.
Criterion later expanded the portfolio through the acquisition of four additional Exxon-branded fuel stations located in Henderson, Texas. The expansion diversified the portfolio across multiple locations while strengthening its exposure to established highway-oriented retail corridors serving regional travel and logistics traffic throughout East Texas.
The portfolio reflected Criterion’s strategy of targeting stable, cash-flowing retail assets with strong underlying real estate fundamentals, long-term lease structures, and essential service-oriented tenancy.
Criterion successfully exited the PetroMax portfolio on February 28, 2025.
