Town & Country Shopping Center was acquired as part of Criterion’s Texas Portfolio Acquisition and consists of a 44-tenant multi-tenant retail center serving the Victoria, Texas market. The property is positioned within a well-established retail corridor with strong visibility and accessibility along two major thoroughfares.
The center has historically maintained strong occupancy and serves a diverse mix of local and regional businesses, including boutiques, bridal retailers, restaurants, coffee shops, and service-oriented tenants that support consistent neighborhood traffic throughout the corridor.
Criterion acquired the property with a value-add strategy focused on improving leasing activity, increasing rents toward market levels, and enhancing the overall appearance and functionality of the center through targeted capital improvements. At this writing we are wrapping up the planned initiatives include façade enhancements, updated property aesthetics, improved leasing visibility, and active marketing efforts designed to increase tenant demand and backfill remaining vacancies.
At acquisition, in-place rents were significantly below prevailing market rates, creating an opportunity for long-term income growth as leases renew and vacant suites are leased at higher rental levels over time.
