Coronado Shopping Center was acquired as part of Criterion’s Texas Portfolio Acquisition and consists of a 24-suite multi-tenant retail center positioned within an established retail corridor in Amarillo, Texas. The property is located approximately one mile south of major national retailers including United Supermarkets and Home Depot and serves a surrounding high-income residential trade area.

At acquisition, the property presented a significant value-add opportunity through targeted leasing activity and large-scale property improvements. Criterion’s business plan focused on improving the overall quality and visibility of the center while driving occupancy and increasing rents toward market levels over time.

Since acquisition, Criterion has completed substantial capital improvements throughout the property, including roof repairs and replacement work, exterior façade painting, updated tenant signage, and parking lot improvements. Additional upgrades have included awning repairs, HVAC improvements, landscaping updates, and white-box preparation of vacant suites to support future leasing efforts.

The repositioning strategy is designed to improve tenant demand, strengthen long-term occupancy, and support rent growth through both new leasing activity and tenant renewals. The property’s location along a high-traffic retail corridor and its proximity to established national retailers continue to support long-term neighborhood retail demand.

Coronado Shopping Center reflects Criterion’s investment strategy of acquiring underperforming retail properties with identifiable operational upside and creating long-term value through disciplined asset management and targeted capital improvements.
