Criterion acquired the property with a value-add strategy focused on increasing rents toward market levels, leasing remaining vacancy, and improving the overall appearance and functionality of the center through targeted property improvements. At acquisition, in-place rents were significantly below prevailing market rates, creating long-term upside through tenant renewals and active leasing efforts.
