The project included the ground-up construction of a 10,000 SF childcare facility for The Learning Experience, a national early education and childcare brand. The facility was developed on 1.19 acres, with the remaining 1 acre positioned for separate disposition.

Located in Grand Prairie, Texas, the site benefits from strong residential growth and continued population expansion across the Dallas–Fort Worth metroplex. The project reflects Criterion’s development strategy of aligning with established national tenants, structuring projects around long-term use, and executing full-cycle commercial real estate investments in high-growth suburban markets.
