Criterion acquired the property with a value-add strategy focused on improving the overall quality of the center, increasing rents toward market levels, and strengthening long-term tenant stability through active asset management.

Since acquisition, Criterion has completed several property improvements, including parking lot resurfacing and restriping, updated property signage, exterior paint and storefront improvements, and enhancements to the center’s existing pylon signage. These improvements were designed to improve curb appeal, tenant visibility, and overall leasing momentum throughout the property.

Additional business plan initiatives include renewing tenants at market rental rates where possible, improving lease structure, and leasing remaining opportunities within the center over time.
