The property features a diverse, e-commerce-resistant tenant mix spanning food and beverage, personal care, fitness, religious, wholesale, and service-oriented retail. Its infill location provides strong visibility, accessibility, and a deep surrounding residential base.

The opportunity has strengthened since the original offering through the identification of previously unused NNN reimbursement provisions that can support near-term NOI growth, along with early leasing activity and operating cost savings below initial projections.
