The project was developed as part of a two-property development offering alongside a companion retail project in Granbury, Texas. At the time of development, the Hudson Oaks center was approximately 77% pre-leased to a mix of daily-needs and regional service tenants, including Hollywood Feed and Resort Nails, with lease terms structured as long-term NNN agreements.

The property is strategically positioned adjacent to a high-performing HEB grocery store and within close proximity to national retailers, including Academy and Hobby Lobby. The surrounding retail corridor continues to benefit from strong population growth, expanding residential development, and increasing consumer demand across the broader Dallas–Fort Worth MSA.

Criterion pursued the development with a focus on creating stable long-term income through high-visibility retail locations, strong national and regional tenancy, and disciplined project underwriting. The development strategy emphasized pre-leasing activity prior to construction, reducing vacancy risk and supporting long-term operational stability following delivery.
